Embracing an incredible 180 degree view of the Dordogne river that meanders below, is not the least of the privileges offered by Le MANOIR DES PENDOYES.

In such a majestic environment, where calm reigns supreme, such a house could not be banal: its sumptuous living room of 50 m² and 6m high ceiling, its superb spacious suites, its chestnut parquet, its new, high quality bedding, its decoration where every detail has been carefully thought out, are just a few of the highlights.

The main part of the Manor offers four bedrooms, three bathrooms, superb reception rooms, a fully equipped kitchen and a games room, a paradise for children.
The Guest House, in the east wing of the property, offers four further bedrooms, two bathrooms, an independent kitchen and a living room.

The two houses are set around a beautiful terrace, the ideal spot for al fresco meals all together, and from wherever you are, a breathtaking view!

INTERIOR DESCRIPTION - MAIN HOUSE:

Offering a living space of more than 400m², Le Manoir des Pendoyes offers indoor:
* a large entrance with cupboards and storage
* a magnificent living room with exposed stone walls, more than 50m² and a 6m high ceiling, bathed in light thanks to its large windows which open onto the terrace at the front of the property.
- The lounge area consists of sofas and armchairs, elegantly arranged around the coffee table. The open fireplace is ideal for a low or medium season, and the flat-screen TV brings a touch of modernity to the whole.
- A second small lounge area with English charm offers armchairs and a round table, ideal for a relaxing reading or a card game.
* The dining room has a wooden table with extensions, 16 seats and a dresser. It has no less than four glass doors giving access to the terrace.
* The spacious kitchen is fully equipped: oven, 4-ring hob, crockery and new quality kitchen utensils... all that you need to cook on site the delicious local products brought back from the local markets. Its round table is perfect for gourmet breakfasts. Widely open to the outside thanks to its glass door overlooking the terrace at the front of the property, communication inside-outside is ideal.

* Located on the other side of the ground floor, after the living room, the first suite is comfortably furnished with a double bed 180cm wide, two bedside tables, flat screen TV and a real dressing room. It has an independent entrance.
It has a private bathroom with bath, vanity and toilet.
* The second suite on the ground floor also offers a high quality 180cm wide bed, flat screen TV, armchairs, coffee table and a dressing area.
Its ensuite bathroom offers a double vanity, a bathtub, a shower and a separate toilet.

From the entrance, the beautiful marble staircase leads you up to the first floor:
* a billiard room is set on the mezzanine overlooking the living room.
* a third double bedroom with a 160cm bed, bedside tables, armchairs and coffee table, dressing room.
Leading off, arranged in an alcove, a small "baby room" has a real, wooden cot and a dresser with changing mat.
* a fourth spacious double bedroom with a 180cm wide bed, fitted wardrobes and flat screen TV. The sofa bed can accommodate 1 to 2 children.
* The two upstairs bedrooms share a bathroom with corner bath and double vanity units.
* a separate toilet completes this floor.

THE GUEST HOUSE:

Arranged in the east wing of the Manor, and accessible via the basement or directly from the outside, the Guest House can accommodate 8 further guests.
On the ground floor:
* a dining/living room with table and chairs, sofa and flat screen TV.
* a kitchen, which although small, is still perfectly equipped with oven, gas hob, fridge/ freezer, microwave, coffee maker...
On the first floor:
* a master suite with a king-size bed 180cm, an antique wardrobe, bedside furniture.
* It has an adorable romantic balcony and an ensuite bathroom with bathtub and double vanity unit.
* a separate toilet is attached to the bathroom.
* The sixth bedroom has a 140cm double bed and ample storage space in the hallway.
* The seventh and eighth bedrooms each have two single beds
* A fourth bathroom with shower, vanity unit and toilet completes the Maison d'Amis.

THE BASEMENT:

A large basement is organized under the entire property and offers several distinct spaces:
* a games room, -a real paradise for children! -, with TV, board games, table football, Playstation PS4 and games, darts
* a "gym" with table tennis and exercise bike
* laundry room with 16kg washing machine and dryer, ironing board and iron
* a reserve with two additional refrigerators
* a separate toilet complete this level

Equipped with table and chairs, gas plancha, charcoal barbecue, you will not have to leave your observation point!
* The superb 15m x 5m private pool is fenced and open from early May to late September. It also benefits from a solar cover, sun loungers and parasols.
* The landscaped park of more than 4 hectares offers romantic shaded areas and large play areas for children.
* Private parking for 8 vehicles and a semi-covered space for bicycles and motorcycles

Although access to the cliffs is perfectly secure surrounding the terrace and the immediate surroundings of the Manor, the adjacent fields and woodland also overlooking the cliffs do not have a barrier. As such the property is not recommended for young children who may be a little too "adventurous" !

Situation

The village of Cénac St Julien is only 3 kilometres away with Domme and the famous medieval market town of Sarlat close by.

St Julien is a small hamlet with a handful of houses, private and quiet but not isolated.

Cénac is a large village with a post office, pharmacie, doctor’s surgery, supermarché, newsagent, 2 bakers, 2 butchers, hairdresser, and a number of cafés, places to eat, a garage and petrol station. There is an excellent market every Tuesday, a farm shop with local produce and a wine store.

Stunning! Just stunning. The view from the terrace. The pool. The secluded rural location. The hot air balloons in the morning. The firework display on a Sunday evening from La Roque-Gageac. Just stunning. The house is beautiful - Full of character but with all the modern mod cons. Spacious - We were a group of 10 (2 x families) and there is plenty of room for people to do their own thing. Hosts were very helpful. We will be going back one day.
Fantastic house with a fantastic view right in the centre of the Dordogne . Great access to many nearby Châteaus and pretty villages. Very responsive host . Would not hesitate to return. Kitchens have everything you need. Beautiful, quiet, secluded location. Yet only four minute drive to a local town and a fantastic patisserie.& carrefoure supermarket.
